Normal wear and tear is going to be any of the expected decline in the condition of the property that happens naturally due to normal daily use. It is the normal deterioration of a space that happens when someone live sin it. It doesn’t happen due to abuse or neglect of the property, but it will wear out over time when someone uses it. Some examples of normal wear and tear includes:

# Dirty grout that you did not have time to clean out yourself.

Wear and tear can also be defined as deterioration that can be reasonably expected to occur. It is normal to find a few scuffs in the pain on the wall when a tenant is working to move out of the unit. This is considered normal wear and tear. But if the tenant throws something at the wall or punches through it and leaves a big hole in the wall, this is not normal wear and tear and would be considered damages. The landlord is not allowed to charge the tenant or take from the security deposit for the normal wear and tear that comes out of living there, but they can charge for any damages that may occur to the property instead.
